If you have any questions as to whether a permit is required for a project you have planned, please contact the Building Department at (305) 756-7171 X 50 and speak with staff prior to beginning. It can be extremely expensive to correct work previously completed without a permit or work done illegally by someone who is not a licensed contractor. Obtaining a permit can be a lengthy process, but it is a legal requirement, and any attempts to circumvent are typically dangerous and very costly. |
Operating a Business without a current Business Tax ReceiptTo operate any type of business within the Village limits, a Business Tax Receipt
(formerly Occupational License) and~Inspections are required prior to opening. North Bay Village Code 110.06 states: It shall be unlawful for any person to engage in any trade, business, profession, or occupation within the Village without a license, or upon a license issued upon false statements made by any person, or in their behalf. Each day the person, firm, or corporation continues to operate without the required Business Tax Receipt shall be considered an additional violation and they may be separately charged, tried, and convicted under the terms of this chapter. Per North Bay Village Code 110.99(A) Any person, firm or corporation doing business in the Village without having first obtained a business tax receipt as required by this chapter, shall be subject to a fine of not more than $1,000.00 (per
day) or imprisonment for not more than six months, or both. |
Keeping Trash, Rubbish & Debris on your propertyTrash, rubbish, debris, or junk, such as; discarded furniture, appliances, paper, plastics, litter, glass,
cans, cardboard, building materials, or any other material that could be considered a nuisance or threat to public health and safety, may not accumulate on property in North Bay Village. |
Overgrowth of High Grass & WeedsLawns, grass, weeds, and underbrush must be kept cut to no more than 8 inches in height on all property within the Village.
Property owners are also responsible for maintaining the same standard in their portions of the Village Right-of-Way. |
Abandoned VehiclesMotor vehicles may not be abandoned, junked, or discarded on public or private property within the Village unless completely enclosed in a building or part of a properly licensed business operation. All
vehicles parked or stored on public or private property (except a licensed dealer) must have a current license plate, be properly registered, operational, roadworthy and parked on approved surfaces. |
Parking in Residential AreasIt shall be unlawful to park any commercial vehicle in a residential area for a period of time in excess of two (2) hours between 7:00 a.m. and 6:00 p.m. unless you are providing a service to the
adjacent property; or at any time between 6:00 p.m. and 7:00 a.m.
The term "commercial vehicle," shall mean a motor vehicle of one-ton capacity or more or a motor vehicle or trailer of any size or capacity which is used in commerce. |
Failure to Maintain StructuresProperty owners are responsible for the maintenance of their property in such a manner as to comply with the Village Code of Ordinances, to insure health, safety,
property values, and that all structures shall remain in good working condition. This includes but is not limited to such common things as: Peeling or Faded Paint, Rotted Wood, Leaking Roofs, Potholes, Sheds, Stairs, Broken or Missing Windows and Doors, Docks, Decks, Seawalls, Water, Sewer, and Utilities. No Address Numbers To insure prompt emergency response is promoted; Address identification numbers are required to be posted on all buildings, at a size of at least 3” inches tall for single family homes, & 6” inches tall for commercial and multi-family structures, and be of a contrasting color. |
GraffitiNo person shall write, paint or draw any inscription, figure or mark of any type on any building or other real or personal property without the express permission of the owner or operator of the property.
Conviction may result in punishment of a fine not to exceed five hundred dollars ($500.00) or by imprisonment for a term not to exceed sixty (60) days, or by both such fine and imprisonment in the discretion of the court. |
Dirty Stagnant WaterDirty stagnant water is not allowed in swimming pools, hot tubs or containers of any kind where it may attract mosquitoes or be a potential hazard to the public health or
safety. |
Public Sidewalk ObstructionIt is unlawful to obstruct the sidewalk designated for use by the general public with such items as overgrown hedges, bushes, trees or other physical
objects.
Illegal Conversion of Single Family Homes or Condos to Multi Family To illegally turn single family units into multifamily units or increase the legal amount of units on a property whether for family expansion or as a source of revenue violates the Village codes.

Illegal Signs
Signs may NOT be placed in any right-of-way or other location that could; interfere with vehicular or pedestrian traffic, or block their view. Property owners are responsible to remove illegal signs from their properties and the Village has the right to remove any unlawful sign from public property. Illegal Signs should never be attached to sign posts, utility poles, traffic control devices or trees. This includes affixing them with tape, glue, staples, pins, nails, wire or other devices.
Most signs require a permit and applications for the permit may be made to the Building Department.
